Taxes, Rent and Safety Compared 2026

Updated October 2026 · 6 minute read · Not tax, legal or immigration advice

Living on an island has its own kind of distance, and Tasmanians who run a business from Hobart, Launceston or the north-west coast often tell me the work travels even if they do not. Since I arrived in Dubai in 2007 I have talked plenty of Tasmanians through the sums, and the conversation almost always comes back to how much of their income they keep, what a normal month costs, and how it feels to walk home at night.

So rather than simply tell you Dubai is better, I have put Tasmania and Dubai head to head on the five things people ask me about most, all in Australian dollars, so you can judge for yourself. Australia has no state income tax, so the tax figures are the same in every state, and what makes Tasmania different is the rent, the cost of living and how safe it feels. For the capital on its own, see the Hobart vs Dubai guide.

Key takeaways

Income tax: on an A$351,568 income, Australian income tax and the Medicare levy take about A$131,000 a year in Tasmania, as they do in every state, while Dubai takes A$0.

Rent: the figure for Tasmania is lower, at about A$1,647 a month against A$3,369 for a city-center one-bedroom in Dubai, a gap of about A$1,723 a month.

Living costs: one person spends about A$3,230 a month in Tasmania (rent plus everyday costs in Hobart) and A$4,980 in Dubai, so the month is about A$1,749 cheaper in Tasmania.

What you keep: after tax and a year of living costs, about A$291,814 stays with you in Dubai against about A$181,699 in Tasmania.

Safety: Dubai residents rate walking alone at night 83 out of 100, while people in Hobart give it 55.

Getting home: Tasmania connects through Melbourne or Sydney, where Emirates flies nonstop to Dubai 14 and 21 times a week.

1. Income tax: Dubai wins by about A$131,000 a year

Dubai wins this one outright, because the UAE does not levy income tax on individuals, while Australia takes a share of the same income through income tax and then a 2% Medicare levy on top. Income tax is set by the federal government, so the rates are the same in Tasmania as in every other state and territory.

For 2026-27 the ATO taxes nothing on the first A$18,200, then 15% up to A$45,000, 30% up to A$135,000, 37% up to A$190,000 and 45% on everything above that. The Medicare levy of 2% is charged in addition to those rates.

Picture a founder in Tasmania taking A$351,568, which is about $250,000 at the Federal Reserve’s mid-September rate. Income tax comes to about A$124,076 and the Medicare levy to about A$7,031, so roughly A$131,107 goes every year, and on each extra A$1,000 they earn about A$470 goes with it. Across the full year that is about 37% of the whole income gone before a single bill is paid.

Australian income tax is charged on people who are Australian residents for tax purposes, so what applies to you once your home is in Dubai depends on the residency rules that apply to your own situation. This is not tax advice. Speak to a tax specialist in your home country.

2. Rent: Tasmania is lower, by about A$1,723 a month

Tasmania is lower on rent, and it is worth saying so plainly. The Tasmanian Government publishes monthly rental bond data from the Rental Deposit Authority. I took the private rental bonds lodged from April to June 2026 and worked out the medians: A$380 a week for a one-bedroom unit, flat or apartment (379 bonds), and A$530 a week across every private home type and size (3,818 bonds). A$380 a week is about A$1,647 a month at the A$1.00 rate used for the tax figures, against A$3,369 for a one-bedroom apartment in the city center in Dubai.

The two figures are not a perfect match, since a state-wide or city-wide median includes older and smaller homes and Dubai’s number is for the city center, so treat the gap as a guide. What it does show is that rent is not where the move pays off, and the tax line in section 1 is about 6 times larger than a year of that rent gap.

3. Everyday costs: about the same

The two are about level on day-to-day spending. One person’s everyday costs before rent come to about A$1,583 a month in Hobart, the state capital, against A$1,610 in Dubai. With rent included, the month costs about A$3,230 in Tasmania and A$4,980 in Dubai.

The small things are worth a look too, using the prices in Hobart. A meal at an inexpensive restaurant is A$25 in Hobart and A$18 in Dubai, dinner for two at a mid-range restaurant is A$127 against A$115, and a monthly transport pass is A$136 against A$105.

For a family of four, everyday costs before rent come to about A$5,652 a month in Hobart and A$5,663 in Dubai, so the family budget follows the same pattern as the single-person one: the tax line is what separates the two.

4. Safety: Dubai wins, and residents feel it

Dubai wins clearly on safety. Its crime index, a score built from what residents report where lower means safer, sits at 16.2 against 33.6 in Hobart, the state capital. One of the survey questions shows the gap best: asked how safe they feel walking alone at night, Dubai residents score it 83 out of 100 and people in Hobart 55.

The ABS Crime Victimisation survey, which covers the whole state, found that over 2023-25 an average of 5.1% of people aged 15 and over in Tasmania experienced physical or threatened assault in a year, 2.6% experienced physical assault, and 2.1% of households had a break-in. Dubai has no equivalent ABS survey, so those figures are not set side by side with Dubai’s. Figures for smaller states and territories rest on fewer survey responses, so they carry a wider margin of error.

For parents that shows up in how much freedom the children get, and for everyone else it shows up in how rarely you find yourself thinking about it.

5. What you keep: about A$110,115 more in Dubai

Put tax and living costs together and the picture is clear. Take a single person on A$351,568 who rents a one-bedroom home at the median: after a year of tax and living costs they keep about A$291,814 in Dubai and about A$181,699 in Tasmania, a gap of A$110,115 in a single year. It is one number, but it comes almost entirely from the tax line, because Tasmania costs less to live in than Dubai but takes far more of your income before you spend any of it.

Getting home takes a connection

Moving here does not mean leaving Australia behind. Emirates does not fly from Tasmania, so the trip connects. The usual way is a domestic flight to Melbourne, where Emirates flies to Dubai 14 times a week in about 13 hours 50 minutes, or to Sydney, where it flies 21 times a week in about 14 hours 20 minutes. Add your connection time to those flight times for the full journey.

Who should make the move?

The founder earning well in Tasmania. If your income runs into the hundreds of thousands, the tax line alone is worth about A$131,000 a year on A$351,568, and that is before you count a single bill.

The business owner whose clients are already global. Your work travels with you, and nonstop flights from Melbourne and Sydney keep home reachable whenever you need it.

The professional who wants to keep more of what they earn. Rents in Tasmania are lower than Dubai’s, so the case rests on the tax, and on A$351,568 that is about A$110,115 a year more that stays with you.

Questions people ask me

Do I still pay Australian tax if I live in Dubai?

Whether you owe Australian tax depends on whether you count as an Australian resident for tax purposes, which the ATO decides using a set of residency tests, so it is worth getting the answer in writing before you move. This is not tax advice. Speak to a tax specialist in your home country.

Is income tax different in Tasmania?

No. Australia has no state income tax, so the ATO rates and the 2% Medicare levy are the same in every state and territory. What differs is rent, living costs and safety.

Is Dubai cheaper than Tasmania?

Not on every line. With rent and everyday costs in Hobart, one person spends about A$1,749 a month less in Tasmania than in Dubai (A$3,230 against A$4,980). The difference that matters is tax: on A$351,568 the A$131,107 of Australian income tax is about 6 times the yearly gap in living costs.

Is Dubai safe for families?

Dubai’s crime index is 16.2 against 33.6 in Hobart, and residents rate walking alone at night 83 out of 100 compared with 55 in Hobart.

How do I get from Tasmania to Dubai?

Emirates does not fly from Tasmania, so you connect through Melbourne (about 13 hours 50 minutes to Dubai, 14 flights a week) or Sydney (about 14 hours 20 minutes, 21 flights a week), plus your connection time.

Is moving to Dubai from Tasmania worth it?

Tasmania has real strengths, and the rent is lower than Dubai’s. The real question is whether the numbers still add up for the life you are working so hard for, and if the tax line made you look twice, the next step is seeing what setting up your business in Dubai would cost.
